Spring Building Maintenance Checklist
Keep Your Property Safe, Efficient & Looking Its Best
Exterior Building & Grounds
- Inspect roofing for loose shingles, membrane damage, ponding water, and worn flashing
- Clear gutters and downspouts to prevent leaks and water damage
- Check exterior walls and foundations for cracks or moisture
- Pressure-wash surfaces to remove winter grime
- Refresh exterior paint where needed
- Inspect parking lots and walkways for cracks or hazards
- Service landscaping and irrigation
HVAC & Mechanical Systems
- Perform spring HVAC tune-ups
- Replace or clean air filters
- Inspect belts, bearings, and motors
- Clean condenser coils
- Test thermostats and controls
Interior Maintenance
- Test smoke and carbon monoxide detectors; replace batteries.
- Service HVAC system (replace filters, schedule professional tune-up).
- Check plumbing for leaks under sinks and around toilets.
- Inspect attic and basement for moisture or pests.
- Clean ceiling fans and light fixtures.
Plumbing & Drainage
- Check for leaks in fixtures and supply lines
- Test sump pumps and drainage systems
- Inspect outdoor spigots and irrigation lines
- Ensure proper drainage
Safety & Compliance
- Test alarms and emergency lighting
- Inspect fire extinguishers
- Review safety signage
- Check handrails and stairwells
Interior Maintenance
- Inspect ceilings, walls, and flooring
- Check windows and doors
- Replace interior lighting
- Clean vents and ducts
Deep Cleaning & Refreshing
- Carpet and upholstery cleaning
- Deep clean common areas
- Refresh lobby or entry spaces
